You probably have heard the old adage, "There are 3 important things regarding Real Estate: Location, Location, Location".

I'll let you in on a little secret.  There are 5 other factors that affect the sale of a piece of property:

1.  "Features".  All other things being equal, a house with 3 Bedrooms and 2 Bath house will sell faster than one with fewer bedrooms or baths.

2.  "Quality".  All other things being equal, the better the quality of the workmanship and the materials used, the higher the price and the faster it will sell.

3.  "Condition".  All other things being equal a house that is in great condition will command a higher price that one that is not.

4.  "Time".  If you have all of the time in the world to sell your property, you can place a high price on it and hope a sucker will come along.  If all else fails, eventually inflation will bring the market up to your asking price.

5.  "Price".  There is a saying the "price cures all ills."  It's true.  Any house will sell quickly if it is priced correctly and marketed effectively.  No matter the location, features (or lack thereof), quality, condition and how fast you want to sell, the right price will make your property sell faster.  Unfortunately, some real estate sales people list a property at a price they know is too high just to get the listing.  Then in a month or so, they will recommend a price reduction.  What a waste of time!

We are rather unique in that we offer a two tier program for people who want to sell their houses.

The first tier is for houses that are in nearly perfect condition and where the owner is not in any particular hurry to sell.   Since one of our partners is a licensed agent in Ohio, he can list the property for you in the Greater Cincinnati MLS where it will be exposed to all of the Realtors in the area.

The second tier is for properties that need a lot of work or because of financial hardship, the property must be sold quickly.  Unfortunately this kind of property usually doesn't sell quickly nor at full price, despite what some realtors may tell you. 

Even if your house is in perfect condition, if you are having a financial hardship and face foreclosure but don't have enough equity to pay the realtor's commission, you will probably find it very difficult to get your property listed. 

No matter what your circumstances are, we can probably help.  If we can't we will tell you right away.  We aim to find solutions that are Win-Win.  Since we are investors, we buy houses in any condition and can do so quickly.   If you accept our offer, we can usually close in 1 to 3 weeks AND WE PAY CASH.

The offer you receive from us will be an amount discounted from the retail value of your house based on its location, quality, and condition.  We buy homes below market value and restore them for a profit.
